We know from experience that rushing around, promising the world to as many clients as possible, doesn’t give you, your home, and your sale the attention it deserves.

So, The TAUK way allows our Local Property Professionals more time to help you understand what happens from for sale to sold, ensuring that you’re comfortable with the entire process and ensuring that we achieve you the best result.

Life doesn’t stop when you decide to sell your home; you still have work and family commitments and a life to live that must go on! Therefore, we work around you. Whether it is a text at 6pm with an update or knowing that Saturday mornings are the best time for viewings; we will work with you and your schedule, we will communicate with you how and when you prefer to give you the selling experience you deserve. 

We start by arranging a free Property Consultation with our Local Property Professional who knows your area best. We meet to get to know each other and to understand the reasons and timescales for your move and how we will help you with that.
We will also discuss the local housing market during this initial meeting, what that means for pricing in your area, and agree upon a marketing price to achieve your goals. We will also discuss the best time to bring your home to the market to capitalise on local dynamics and online traffic.

We want to keep you moving safely, be it virtually or in person, so we’re giving you the choice of consultations in person or consultations via video call apps such as WhatsApp, Skype, or any of your preferred platforms. We can also offer buyers virtual interactive viewings of your home through our professional marketing and technology, should that be best for both them and you.

Homes that are staged sell, on average, three times faster than those that aren’t, and we want your home to look its absolute best for the potential buyers who walk through the door. So, we’ll walk through the house with you and recommend any small improvements you can make to highlight your home’s most unique assets plus helping buyers imagine themselves moving in and living there. Then it is time for a deep clean and clear out ahead of your professional photoshoot!

Once you’ve decided to list your home with us, there are a few things we must do to get you ready to go to market, including professional photos, floorplans, an EPC, and a 3D virtual tour.

We’ll arrange to meet our photographer at your home so that you don’t need to take time out of your day; we are also on hand to add those all-important final touches so that your home is presented in the best light and will attract the broadest range of buyers. We want to make sure your home stands out online and stops buyers scrolling past!

On the day, we will also capture your 3D virtual tour and draw up detailed floorplans, creating an immersive and informative experience for your buyers.

When it comes to launching your home onto the market, we will create interest around your home with social media marketing alerting buyers, and then we will list your home on Zoopla, Rightmove, and Boomin, and of course, put a For Sale board up.

We’ll handle inquiries and give potential buyers a real insight into your home and the local area. Working with only a handful of clients means we can spend time with your potential buyers and understand their situation and what they are looking for in a house. Then we qualify them to view your home and, importantly, ensure only the most serious and qualified buyers have an in-person viewing of your home.

We will be on hand to accompany all viewings, ensuring that we give the buyer the best experience, understand how your buyers feel, and gather in-depth, real-time feedback. Their concerns and their excitement are the key to negotiating offers.

This part of the process is the most exciting but also the most nerve-racking. Do not fear; you’re in safe hands. We’ve done it thousands of times before, so we have more than a few aces up our sleeve to make sure we negotiate the best price and sale.

We will consider each offer’s merit from a monetary, funding, chain, and timescale position.

There are several important milestones to reach when you accept your offer to the day you move home.

We’re on hand every step of the way to make sure everything stays on track and so that you have the most stress-free experience possible.

We’ll have introduced you to our conveyancing partner earlier on in the process, which means you will be sale ready (read more here (link to www.theagencyuk.com/conveyancing)). We will issue a memorandum of sale (this document contains all parties’ contact details, a summary of the chain, and any other parties involved), and your sale is then agreed.

Your conveyancer and your buyers’ conveyancer work together and liaise back and forth to negotiate draft contracts. The buyer’s conveyancing solicitor will order searches to check on the risk of flooding, future building plans, current planning issues, and environmental concerns.
In the meantime, surveys on your home and any others in the chain will take place.

Then with our assistance and between the conveyancers, you’ll agree on a completion date.
Exchange of contracts is the next formal milestone in the process, this is when you become legally committed to selling your home, and the buyer is legally committed to buying it. Your solicitor will receive the deposit from the buyer.

As we move towards completion and move date, your home needs to be left in the condition agreed in the contracts, and the buyer may want to come round to check everything is in place.

Finally, completion is when the property changes ownership, you receive the money, and we will assist in handing over the keys to the new buyer. You’ve done it!
