Description

Spacious and stylish 3 storey Victorian house in a central location ideal for commuters, close to shops and cafes, in good condition with potential to extend into the loft (stnc). A garden ideal for BBQs. The seller has found a chain free property.

GUIDE PRICE £425,000 – £450,000

Situated in a Victorian terrace in central Brighton the location drew our sellers to this house, as there are so many amenities on their doorstep and the station was easy to get to for their daily commute.

As you enter the hallway with painted wood floorboards and space to hang coats, you have your lounge to your left. The lounge could easily be a bedroom three as there is plenty of reception space on the floor below. This is bright room were the floorboards continue the large window is double glazed for energy efficiency, as are all of the windows in the house. Next door is the modern bathroom all white with vanity unit under the sink, a bath for lazy soaks and a shower for convenience, heated towel radiator, and large airing cupboard for more storage, it is a wonderfully bright fresh room in all white.

Downstairs is a great entertaining space with large kitchen and dining area that leads out to the garden. The charcoal grey kitchen cabinets are topped with oak wood work tops, and there is plenty of space, its a real chef’s kitchen (our sellers here are foodies) with a five ring gas hob, and large electric oven below and a pantry area under the stairs. Dishwasher and washing machine are integrated and the cupboard by the back door houses the gas boiler.

The garden is open to the west and east and deep enough for sunshine at the back for most of the day, being level its ideal for small children and is low maintenance and very much a blank canvass.

Back in the house up to the first floor are the two bedrooms, past the wood stairs and banisters which are painted in a striking dark grey. The bedroom to the rear over looks the garden and has exposed and varnished floorboards, currently used as an office it’s large enough as a double. The bedroom to the front is large spanning the width of the house again exposed floorboards with shelving either side of the chimney breast it is another light room.

A vibrant area close to the North Liane where there are many independent shops, cafes and some excellent eateries, and a pop of colour with The Level park just a few metres away from you. Brighton mainline station is 0.9 miles where trains take just under an hour to get to London Victoria or 45 mins to Gatwick airport.
