Situation

Rock Road is situated at the southern end of Chudleigh, and is a pleasant stroll from the town centre. Chudleigh is a popular Devon town for good reason, with a vibrant and active community there is always something going on, and the town is ideally situated between the South Devon coast and the rugged hills of Dartmoor. Haldon Forest, with miles of mountain bike trails and walking routes is also close by. Chudleigh benefits from a good range of independent shops plus two convenience stores, cafes, pubs, fish & chip shop, a restaurant, as well as a weekly market selling local produce. Several quality takeaway food vans also visit on a regular basis. St Martin & St Mary Church is well supported and holds regular services.

There are opportunities for all types of water sports at nearby Teignmouth or Torbay, where there is also a deep water marina. The walks, pubs and Tors of Dartmoor are only a short drive away and there are several golf clubs in the area, Teign Valley, Dainton, and Teignmouth.

The local primary school is well supported and has a ‘Good’ Ofsted rating. Secondary schools are located in Kingsteignton and independent schools in Teignmouth, Stover, and Exeter, with Grammar Schools located in Torquay.

Chudleigh is conveniently located for commuting to Torbay, Exeter or Plymouth with easy access to the A38 and A380, dual carriageways, and also for access to the rest of the country via the M5 motorway at Exeter. There are regular local bus services and mainline rail station in Newton Abbot and Teignmouth linking to London Paddington in around 3 hours. Exeter has an airport flying to national and international destinations.

Description

On the market for the first time since the property was built in 1988 and available with no onward chain, this individual detached home offers scope for the new owners to modernise to their requirements and create a home to enjoy as much as the current owners have. Traditionally constructed with rendered elevations this attractive house is set in a good size plot on Rock Road. There are gardens front and rear and the large driveway provides plenty of parking in addition to the detached garage. Accommodation extends to around 126 sqm and in brief includes a kitchen/breakfast room, dining room, sitting room, conservatory, shower room and utility room to the ground floor, with four bedrooms and a bathroom on the first floor.

Accommodation

The spacious accommodation extends to approximately 126 square metres spread evenly over the two floors. The glazed front door opens to the entrance hall giving access to the reception rooms and from where stairs rise to the first floor. There is a useful understairs cupboard and off the hallway is the utility room providing storage and space for a washing machine. The gas boiler is here as is the hot water tank cupboard. Also off the hallway is a part tiled shower room with a cream coloured suite with chrome fittings consisting of a shower cubicle, wash basin and WC.

The kitchen is of a good size and features a comprehensive range of solid wood wall and floor mounted units above and below the cream work surfaces with an inset 1.5 bowl stainless steel sink and drainer below the window overlooking the garden. Space is provided for a freestanding fridge/freezer and freestanding dishwasher in addition to an integrated inset gas hob and eye level double oven/grill (not working). There is plenty of room for a family breakfast table. A door opens to the conservatory with a radiator and a power point, that in turn opens to the garden.

A door from the kitchen accesses the dining room which has a sliding patio door to the garden and twin glazed sliding doors allowing the room to be separated from or open to the sitting room. The sitting room is a light room with a dual aspect which can be accessed from the dining room or hallway. There is a coal effect gas fire (not working) in a feature stone surround that extends to incorporate a TV shelf.

On the first floor there are four good size bedrooms. The main bedroom is particularly generous and has bank of fitted mirrored sliding door wardrobes to one wall, as well as a pleasant outlook over the surrounding countryside to the front. Bedroom two is also generously proportioned and has plenty of space for bedroom furniture. Bedroom three has mirrored wardrobe doors fitted to the recess over the stairs, and has a similarly pleasant outlook to the front as bedroom 1. The family bathroom is part tiled with a cream coloured suite with chrome fittings consisting of a bath, wash basin and WC.

Outside

The house sits on a generous plot much of which has been used for the gated driveway and generous parking area. Separating the drive from the garden is a detached single garage with pitched roof, up and over door, power and light. The back garden is partly laid to level lawn and partly paved terrace, surrounded by wooden fencing, and is fairly low maintenance. The house is set back from the road by the raised front garden which has been hard landscaped with brick paving and gravel beds interspersed with shrubs. A concrete pathway runs from the drive to the front door.
