This is a spacious and deceptively large four/five bedroom, seven apartment end of terrace villa measuring almost 200 square metres located in the town of Annan in Dumfries and Galloway. Offering spacious accommodation across three floors with two/three reception rooms, four/five bedrooms, large dining kitchen, family bathroom, private terrace garden, parking area and further garden space beside it this property will appeal to a wide range of buyers,

Annan is a town and former royal burgh in Dumfries and Galloway and lies on the north shore of the Solway Firth, just eight miles from the English border and roughly 15 miles from Dumfries city centre Annan offers good commuter links to Dumfries, Eastriggs, Gretna and Lockerbie with good transport links via the A75 which runs past the northern edges of the town. This offers easy transport links to all of the towns mentioned above as well as further connections into England or towards Glasgow via the M74/A74. Annan has its own railway station offering connections to Dumfries in about 20 minutes and to Carlisle in about 25 minutes. Residents can also travel to Glasgow central station directly in about 2 hours and there are about 8 trains per day. There are numerous regular bus routes serving the town and nearby areas, with regional and national bus links available from Dumfries. The town centre has a bustling high street with a good range of locally owned independent shops, as well as cafes and restaurant and The rejuvenated Annandale Distillery and Visitor Centre have recently released their very first whiskey with the distillery expanding operations with the acquisition and operation of The Globe Inn in Dumfries – a former favourite haunt of Rabbie Burns. For walkers, the Annandale Way is a 53-mile walking route that was opened in September 2009. The route runs through Annandale, from the source of the River Annan to the sea. It passes through the town of Annan and offers a fantastic walking experience both upriver and down from the town. Annan is served by four primary schools and one secondary school. The primary schools are Newington Primary – the largest in the town – then Hecklegirth Primary, Elmvale Primary, and St. Columba’s Primary. Annan Academy is the town’s secondary school that covers the whole of South Annandale and there is also the option to attend nearby Lockerbie Academy which offers a new building and modern facilities.

In summary, the accommodation comprises of welcoming reception hallway which offers access to, on the left, a spacious lounge which gives way via a small set of stairs to a larger open-plan style lounge area with double patio doors. Through the lounge is a large dining kitchen with ample room for dining and a further patio door out to the terraced garden area. Accessible from the right of the hallway and also via a small set of stairs from the kitchen is a further reception room which could also be used as a bedroom, sitting room or office. The hallway also offers access to a cellar via a small set of stairs which is ideal for storage or work space.

Upstairs, on the half landing are two very good-sized double bedrooms, both of which include built-in wardrobes, with the family bathroom located in between with a cupboard located on the stair case which gives access to the loft space. On the top landing are two further very good sized double bedrooms.

Externally, there is a terrace style paved patio garden with an outhouse accessible from here which is ideal for outside storage. This area provides a right of way across to where the parking for this property is along with a further lawned garden area which belongs to this property. From here you can access the Jubilee Gardens with a set of stairs providing access down onto a walkway along the banks of the River Annan.
