Several quality takeaway food vans also visit on a regular basis. St Martin & St Mary Church is well supported and holds regular services.

There are opportunities for all types of water sports at nearby Teignmouth or Torbay, where there is also a deep water marina. The walks, pubs and Tors of Dartmoor are only a short drive away and there are several golf clubs in the area, Teign Valley, Dainton, and Teignmouth.

The local primary school is well supported and has a ‘Good’ Ofsted rating. Secondary schools are located in Kingsteignton and independent schools in Teignmouth, Stover, and Exeter, with Grammar Schools located in Torquay.

Description

Millstream Meadow is a well-established and sought after development of mostly detached homes built in the early 2000’s by Cavanna Homes. This particular property is on the eastern side of the road where the generous plots back on to Kate Brook and have a lovely green and wooded outlook over the countryside beyond. This house is one of the largest design with close to 150 square meters (excluding garage) of accommodation and is very well presented throughout having been improved and remodelled by the current owners. Accommodation is traditionally laid out over two floors consisting of five double bedrooms (one en suite) family bath and shower room, generous sitting room, large kitchen/dining/family room, utility room and cloakroom/WC. There is also an integral double garage. Outside there is a front garden and driveway parking and to the rear a large, mainly level garden extending to the brook.

Accommodation

The property is set back from the road with a large mature hedge giving privacy, a paved path runs to the smart blue composite front door within the recessed porch. The spacious hallway sets the theme of this wonderful home with a high standard of contemporary décor throughout. Doors lead off to the main reception rooms, as well as the integral double garage. The sitting room is of a good size with a bay window overlooking the front garden area where a tall mature hedge provides screening and privacy. A second window to the side brings in more light and a smart modern electric fire with a stone surround and hearth add a warming focal point to the room.

The large kitchen/dining/family room is the hub of this home providing a modern, social family layout with a space the whole family can enjoy together, as well as forming a great entertaining space. French doors at one end open the room up to the garden terrace spanning the rear of the house on sunnier days. The kitchen has a comprehensive range of gloss cream wall and floor mounted storage units extending to a peninsular that loosely divides the room. The wood effect worksurfaces have tiled splashbacks over with an inset stainless steel sink and drainer. There is an integrated dishwasher and space for a cooker and undercounter fridge. Opposite the main kitchen area is a large bay window with a breakfast bar spanning the entire width with lovely views over the garden to Kate Brook and the wooded area beyond. Wood effect vinyl flooring flows from the kitchen to the dining area where there is space for a family dining table as well as more informal seating. A door from the kitchen opens to the utility room where there is further storage, sink, and space for a washing machine and freestanding freezer. A door accesses the garden and the cloakroom/WC is off the far end of the utility room.

Stairs from the hallway rise to the first floor landing accessing the five double bedrooms. The main bedroom has a modern range of fitted wardrobes spanning one whole wall. A window looks to the front and a door opens to the en suite shower room which is fully tiled and fitted with a modern white suite with chrome fittings consisting of a thermostatic shower, wash basin, WC, and has underfloor heating. Bedroom two is also a spacious double bedroom and benefits from a wonderful view over the garden to the brook and countryside beyond. Bedrooms three and four are also double bedrooms with bedroom three benefitting from the views to the rear. The family bath and shower room is fully tiled and fitted with a modern white suite with chrome fittings including a bath with waterfall tap, shower cubicle with rainfall shower head, wash basin and WC. Two windows provide ventilation. Bedroom five has a view to the front of the property and is currently in use as a home office with a range of light wood effect fitted office furniture. Perfect for those who work from home. Off the landing two useful storage cupboards, the larger of which houses the hot water tank.

Outside

The front garden is laid to lawn with a tall mature hedge providing screening next to which is the tarmac driveway with parking for two cars as well as access to the garage which has twin automated roller shutter doors. The double integral garage is ideal for a car enthusiast or those who like to keep their car undercover with direct access into the house. Alternatively, it can provide stacks of storage for bikes, paddleboards and the like or would make a great gym. There could even be potential to extend the house into part or all of the garage if needed for further reception space, media room or similar – subject to any necessary permissions.

The rear garden, is a particular feature of this home and is split into two areas. Off the rear of the house is a full width terrace with plenty of space for garden furniture, beyond which is a lawn with shrub and flower borders and shingle pathway. To one side are raised beds serving as a kitchen garden. The garden is securely enclosed by wooden close-board fencing with a pathway giving access directly to the front. A wooden trellis fence divides the more formal garden from the remainder whilst still allowing a view through. A gate opens to the lower garden which slopes down with steps to Kate Brook with a wooded and green area to the far side. This area teems with wildlife that make the banks of the brook and woodland their home, and is a wonderful place to sit and relax on a sunny day to the sound of running water.
