GUIDE PRICE £575,000 – £600,000

An extremely well presented, versatile and extended four bedroom semi-detached family home which spans over 1,420 sq ft. This fantastic home is located in a quiet cul de sac in the heart of Haywards Heath. The house consists of; four double bedrooms, en-suite shower room, family bathroom, loft room, entrance porch, downstairs cloakroom, separate utility room, fully fitted kitchen / dining room, living room and an extremely versatile extra reception room.

The house is approached by curved stone steps to the main front door. Inside there is a useful entrance porch which provides space for coats and shoes. An internal door leads in to the living room which is an extremely light room with two large windows which face the front and a electric flame effect fire with black surround. The Kitchen / Dining room is located from the living room at the back of the house with windows overlooking the rear garden and side of the house. There is a door which leads from this room directly onto the rear garden. The kitchen has been recently completely re-fitted to a high standard and comprises of; a good range of white high gloss wall and base storage cupboards and drawers, integrated gas hob with extractor above, integrated oven, integrated dishwasher and space for a free standing American Fridge Freezer. The room can comfortably accommodate a large dining room table and chairs. From the Kitchen / Dining room can be found three further rooms. One is the study which has a window overlooking the garden and is the perfect place to work from home or as a snug for the family. The other room is the utility room which has plumbing and space for a washing machine, space for a dryer and is also an excellent space for additional storage. The downstairs cloakroom leads from the utility room with a window facing the rear, WC and wash hand basin. The final room which completes the ground floor is located again off the Kitchen and is an extremely versatile space. This large room is accessed down a few steps and measures 18’ x 9’1. It has a window which faces the front and a large storage cupboard which also houses the boiler. This room could be used in an multitude of different ways including; a playroom, games room, large home office, gym, potential downstairs bedroom 5 or even as a formal dining room.

Stairs rise up from the living room to the first floor. On this floor are four double bedrooms, one en-suite shower room and a family bathroom. The main master bedroom faces the front of the house with two windows allowing a large amount of natural daylight into the room. This room benefits from an en-suite shower room with wash hand basin and storage cupboard under, and a shower cubicle. There is one further bedroom which faces the front of the house, and the other two bedrooms face the rear. The family bathroom consists of a modern white bathroom suite of bath with shower over, WC and wash hand basin.

The property also benefits from a large loft space which has a fold down loft ladder built into the hatch. This is another fantastic space as it has a velux window which allows natural daylight into this area. It also has electric power sockets up in this space which could allow for alternative uses than just storage such as perhaps a work space, teenage den or play area for the children.

Outside to the front there is a large block paved driveway providing parking for three vehicles. The rear garden faces in a South Westerly direction. It is mainly laid to a family friendly lawn, with a decked terrace at the top of the garden providing a wonderful space for outside al fresco entertaining. My clients have installed two very useful wooden storage cabins, one at the front of the house by the driveway, and the other at the back of the house to the side. Both of these storage units are large enough for a range of garden equipment and family bikes etc.

From Mayflower Road, the main high street of Haywards Heath is only a five to ten minute walk. Haywards Heath is a thriving commuter town in Mid Sussex, with a range of High Street and independent shops, bars, independent and chain restaurants, schools, parks, library, leisure centre and major brand supermarkets including Sainsburys and Waitrose. Haywards Heath is neighboured by attractive villages including Lindfield and Cuckfield both with popular High Streets and the South Downs National Park is also close by.
There are four main primary schools within walking distance of the house, and the local area is well served by a number of other schools including Oathall Community College and Warden Park in Cuckfield. There are also a number of private schools in the local area including Great Walstead, Handcross Park and Cumnor House Preparatory schools together with Ardingly and Hurstpierpoint Colleges, Worth and Burgess Hill Girls. These and some of the County’s other excellent schools including Brighton College, Roedean, Lancing College and Bedes all run a school bus service with pick up points close by. There is a sixth form college in Haywards Heath as well.

Further comprehensive shopping and entertainment is found at Lewes (11 miles), Brighton (15 miles) and Crawley (14 miles). The area offers excellent transport links; Haywards Heath mainline railway station offers fast and frequent commuter services to London Bridge/Victoria/St. Pancras International, journey time from 42 minutes. Gatwick Airport is just over 13 miles to the north, the cosmopolitan city of Brighton and the coast is 15 miles to the south.

The town and its surrounding villages offer a range of leisure activities at youth and adult levels, including football, rugby, cricket, dance and local theatre. There are golf courses at Haywards Heath, Lindfield, Ditchling, Piltdown, Royal Ashdown, and many other courses across the county. There is horse racing at Goodwood, Lingfield and Plumpton, and sailing at Ardingly reservoir and the coast. The surrounding area is exceptionally beautiful with the South Downs and Ashdown Forest national parks and numerous historic and picturesque villages close by. There are many footpaths and bridle paths across the South Downs and surrounding countryside providing plenty of countryside walks, as well as riding on Ashdown Forest by permit. The National Trust Gardens of Wakehurst Place and Nymans are both a short distance from the town. The Bluebell Railway (7 miles away) runs steam locomotive journeys on its 11 mile line between Sheffield Park and East Grinstead and is a popular local attraction.

The town has two hotels being The Birch Hotel and a newly opened 78 bedroom Premier Inn. Nearby spa and country house hotels include Ockenden Manor, Alexander House, Gravetye Manor and South Lodge. Lewes and the City of Brighton and Hove offer theatres, cinemas, shopping and restaurants, and there is the world renowned Opera House at Glyndebourne.
