NO CHAIN. GUIDE PRICE £700,000 – £725,000. Excellent potential to extend if required. Have you been searching for a wonderful and private family home with plenty of space for the children, indoor and outdoor entertaining space, within easy reach of schools and located in the heart of a thriving village? Orchard Cottages may just be the answer.
A light and modern home (spanning over 2,000 sq ft) located directly off the main high street in the village of Ardingly. Orchard Cottages has four double bedrooms, three bathrooms, sitting room, dining room, snug/study, fully fitted kitchen, south-facing garden, and views and direct access onto the neighbouring field with countless walks in every direction.
You enter the house through a useful entrance lobby with storage for coats and shoes.  There is a utility room straight ahead, which leads in turn to a versatile snug/playroom/study with window overlooking the neighbouring field.  This room could become the fifth bedroom, and the existing utility room has the potential to be turned into a downstairs toilet and shower room if desired. Back into the entrance lobby, and another door leads directly into the dining room, with a double aspect sitting room and large inglenook fireplace on the left, and a well-equipped kitchen on the right.  All these rooms face south and overlook the private garden to the rear making it fantastically light downstairs.  The sitting room is 21’9 in length and has the ability to be wonderfully cosy in the winter months when the open fire is lit, and yet flexible in the warmer months to let the ‘outside-in’ when the bifold door is open onto the garden. The sunroom leads off the dining room with double doors straight onto the garden.  As this room is south facing it makes for a wonderful spot to sit, relax and soak up the sun. Back in the dining room is the staircase to the first floor.  On this floor can be found three double bedrooms, one with an en suite bathroom, and a family shower room.  The master bedroom is a light double aspect room with a staircase in the room which leads to a quirky and yet very practical dressing room with plenty of built-in wardrobe space built into the roof eaves. The master bedroom en suite bathroom is a generous size with both a shower cubicle and a bath which offers the rare luxury of uninterrupted and secluded views over the field whilst in the bath. Back onto the landing, and there is a further staircase on this floor. This leads to the second floor where another double bedroom can be found with a smart en suite shower room, and wonderful views again over the field.   This room could easily be used as the Master Bedroom, a guest room or even an older child's bedroom.  The current owners have operated a Bed and Breakfast business from the house before so this room could also make an ideal paying guest room if desired.
The south-facing rear garden is extremely private with a mixture of mature trees and flower and shrub borders.  Close board fencing surrounds the entire garden making it a great playground for children.  The current owners have installed clever and attractive exterior lighting which is dotted around the garden making it a fantastic entertaining garden whatever the season. There is a heated piscinelle pool and also a hot tub which will keep children and adults alike entertained throughout the entire year.  There is also an extremely useful and versatile 20’2 x 9’8 outbuilding which is being currently used as a workshop and storage shed, however, could easily be used as a home office or studio as has full power already installed. There is a stone paved patio which runs the entire width of the back of the house providing plenty of outside seating options including underneath the magnificent magnolia tree.  There is also a garage en-bloc located the other side of the High Street.
From Orchard Cottages, the high street of Ardingly is a mere 30-second walk. The house is in an enviable position of not only being central within the village but surrounded by open fields providing a genuine semi-rural feel.  The immediate next-door field is owned by Borde Hill and the house has many of its windows providing non-interrupted views over this field.  The current owners have put in a pedestrian gate which leads from the rear garden directly onto the field.  This has provided an excellent playground for their children throughout the years and it has proven to be an invaluable extension of their garden.  The field itself leads to a myriad of public footpaths – ideal for walking or running.
Ardingly village provides a post office, bakers/general store, cafe and two public houses within easy walking distance. The surrounding countryside provides numerous delightful walks; leisure activities include golf, and sailing/water sports on Ardingly reservoir, the famous South of England Showground with its many events and Wakehurst Place with the Millennium Seed Bank the country estate of the Royal Botanical Gardens Kew are all within the local vicinity. The larger village of Lindfield and Haywards Heath town is a short drive and provides a further comprehensive range of shopping and leisure facilities together with the mainline London to Brighton train station. Ardingly is therefore popular with commuters as central London is accessible in approximately 1 hour via Victoria and London Bridge, Gatwick Airport 20 minutes with Brighton and its coastline some 30 minutes away by train.
Haywards Heath mainline railway station is 3.2 miles from the house, and nearby Balcombe train station is 2.61 miles away.  The house is well-positioned to three of the main local roads links; the A272 (4.5 miles away), the A22 (7.4 miles) and the A23 (9.6 miles). Brighton with all of its many amenities and attractions is 17.8 miles away and Crawley is 9.7 miles away.  Gatwick airport can be reached in around 20 minutes.
There is a variety of excellent schools in the local area, both state and independent. St Peter CofE primary school is just around the corner, and St Giles Horsted Keynes CofE, West Hoathly CofE, Balcombe CofE and Linfield primary schools are all within 4 miles. Ardingly College is only 1 mile away and is a very well respected independent boarding and day school which takes children from 3-18 including a very successful prep and sixth form. The independent Cumnor House and Great Walstead schools are also a short drive away. Oathall Community College (3.8 miles away) is a popular state secondary school and Haywards Heath college (3.9 miles away) is a further education college which provides over 40 A Level and vocational courses.
Come and have a look around 1 Orchard Cottages and you will experience its charm and see its potential as a versatile family home.
