Description

A grand, 5 bedroom, Georgian style townhouse, situated on the River Ouse, in the centre of Ely.

Appleyards is a rarely available waterfront home in a quiet, private development. Situated on the banks of the Ouse, it enjoys superb views across the marina stretching to the fields beyond the riverside and into the fens. This attractive 5-bedroom Georgian-style townhouse accentuates style, versatile family living and occupies a prime position in the popular city of Ely just minutes from the town centre and transport hubs, including a mainline rail station connecting it to Cambridge and London.

The front of the property, situated right on the edge of the Great Ouse, alongside a paved frontage, behind a low wall with wrought iron rails, portrays an impressive Georgian appearance. On the ground floor, the door opens to a hallway, granting access to the living room, kitchen and diner, WC and staircase leading to subsequent floors. The sitting room, at the front of the home is large and bright, punctuated by intricate crown moulding and a central wood burning fireplace. On a clear day, sunlight filters into the room throughout the morning, providing a tranquil reading spot to sit and enjoy the incredible views of the marina. The sitting room opens via French doors to the kitchen and dining room, allowing a versatile space dedicated to open plan living, or a more intimate and cosy retreat.

The kitchen is an open communal space fantastic for everyday use and entertaining. Underfloor heating keeps the kitchen warm and toes cosy for those early morning cups of tea. It is fitted with a range of matching units including base units, wall mounted units and drawers, a stylish black single drainer sink which complements the modern granite work surfaces. This is a budding chefs dream with triple integrated Neff and Zanussi electric ovens, two induction hobs, gas hob and grill, with spaces for dishwasher, washing machine and American style fridge/freezer. The unmistakable central feature to the kitchen is the unique integrated bar and large circular granite table in the dining area. It offers plenty of space for family dining and creates a focal area to interact with guests and entertain. The room is further enhanced by the double-glazed sash window and French doors with windows either side leading to the rear garden. When open, the patio and kitchen become a singular space bringing the joys of the outside in.

The first floor is home to three bedrooms and a study, as well as a further staired access to the second floor. The principal bedroom is situated toward the front of the property with a sash window which enjoys a wonderful view over the river and marina beyond. The adjacent en-suite shower room is fully tiled suite comprising of a corner shower cubicle, contemporary high gloss vanity unit with inset WC and moulded basin and mixer tap over.

To the rear there are two further bedrooms, each relishing in views of both the terrace and the world-famous Ely Cathedral. The larger of the two rooms includes an en-suite, comprising of a corner shower cubicle, WC and a pedestal wash hand basin.

There is an additional bedroom that could suit a nursery, craft room or study, overlooking the river.

The second and final floor incorporates two more rooms and a family bathroom. The rooms are well proportioned and feature ample storage.

The bathroom is made up of a panel enclosed bath with mixer tap, fixed circular drencher and separate hand shower attachment, pedestal wash hand basin and low-level WC with tiled surrounds.

Situated in a commanding riverside position the property has a paved frontage behind a low wall with wrought iron rails. A matching gate leads to a side paved patio which is sheltered and offers a private and tranquil spot to sit and dine with views of the river. This, in in turn leads to the rear garden.

The rear garden has been designed with low maintenance in mind, It has a natural stone patio and pathways and features sea pebbles, flowering tubs, and an outside tap. Privacy is at the utmost, with walls to two sides and timber panel fencing to the other. A wrought iron gate leads to the parking area and double garage, all accessed by a private road.

It is clear upon speaking with the owners that this home is much beloved due to its incredible location on the river and the brilliant community formed between common members of the development. They praised not only the natural beauty of the Great Ouse and the Marina, but the peace and tranquillity of the site – something truly noticeable as you sit in the front living room gazing out through the large Georgian sash window. Apart from the casual four-legged passer-by and jogger, the plot is utterly uninterrupted due to the front of the home only being accessible by foot traffic and river boats. Whilst the front of the home enjoys the morning sun and rays gleaming off the water, the rear of the property basks in the North-Westerly evening sunshine, perfect for enjoying the calm, privacy of the patio area, or dining al-fresco with friends.

Privacy and quiet are two aspects that are highly obvious to the Georgian Townhouse, more so dictated by the private road upon which the rear of the property is accessed by. It has dedicated parking for two vehicles and a large double garage – a rarity to similar central properties in Ely.

The owners were also eager to share the sense of community felt in their home. Of the original development of several houses, all the residents are the original occupants. There is a comradery of the area, shared by the love for the water and the natural benefits of the area.

The location of the property is one of its greatest benefits. The beauty of the riverside is unquestionable, but the proximity to the city centre and amenities of the Ely is unparalleled. Within a short walking distance there are a range of local businesses such as the Cutter Inn, The Jubilee Gardens and playground, Riverside Bar, The Maltings and local cinema as well as the famous Waterside Antiques and Peacocks Tearoom.
The house is also a short distance from major shopping areas such as Tesco ,Sainsburys, and the City Centre, which features local markets three days a week and all within a brief walk.

Ely is steeped in history. The cathedral is simply magnificent and marks the skyline in every direction. Whilst historic and surrounded by glorious fenland and agriculture, Ely has excellent transport links to Cambridge, London, Norwich and the surrounding Fenland. It should be noted that the train station is literally a 5-minute walk away. The property also sits along the national cycle route to Cambridge, Newmarket and beyond.

The area boasts a number of sporting facilities including a highly rated 18-hole golf course, sailing and rowing clubs, The Hive Leisure Centre, including an indoor swimming pool, gymnasium and squash club, as well as a range of excellent locally owned pubs, restaurants and cafes. Ely also benefits from the Ely Leisure Village anchored by a Cineworld with family restaurants and take-aways in addition to the most wonderful countryside walks the Fen has to offer including the Country Park.

Local education is world class, as Ely is home to one of the oldest independent schools in the world which is highly touted. However, Ely also incorporates excellent state school options from Primary up to Secondary.

Ely is unsurprisingly very popular with commuters due to its excellent road and rail links. The A10 links it to Cambridge, from which links to the A14 and M11 provide routes to London (70 miles) and the rest of the country.

From Ely’s mainline rail station, Cambridge can be reached in approximately 17 minutes, with 4 or 5 trains per hour, granting access to its excellent education and industry, such as the Science Park at Cambridge North. Direct trains to London (Kings Cross / Liverpool Street) means that the capital can be accessed within 1 hour 15 minutes. Ely station also has strong links for international travellers with direct trains to Stansted in less than 1 hour. So after a day in London or Cambridge, or even returning from Stansted airport, you can be sitting in your riverside property within just a few minutes with no driving, or queuing for a taxi, from the station.
